Most of my downsizing clients don't wake up one morning and decide to sell. It builds slowly — a spare bedroom that's become a storage room, a staircase that's harder than it used to be, a yard that takes more work than it gives back. By the time they call me, they've usually been thinking about it for a year or more.
If any of this sounds familiar, here are the signs I hear most often from Bakersfield homeowners — and what I'd suggest doing about each one.
Walk through your house room by room. If two or three rooms are doing all the work — and the rest are storage, guest space "just in case," or rooms you close the door on — that's often the clearest sign. You're paying to heat, cool, clean, and maintain square footage you're not living in.
What to do: Before assuming you need to move, get a realistic read on what a smaller home would actually save you monthly — utilities, maintenance, property taxes. Sometimes the number makes the decision easy.
There's a difference between enjoying yard work and dreading it. Same with stairs, gutters, pool upkeep, or a second story you avoid. When home maintenance stops being something you manage and starts being something that manages you, it's worth listening to.
What to do: Make a list of the maintenance tasks you're avoiding or paying someone else to do. If that list is long, a low-maintenance or single-story home may free up more time and energy than you'd expect.
Not using the upstairs. Skipping the guest bathroom because it's easier to clean one bathroom than three. Parking in the driveway instead of dealing with a cluttered garage. These small workarounds are often a sign the home has outgrown how you actually live in it now.
What to do: Notice the workarounds instead of dismissing them. They're useful data about what your next home actually needs to have — and what it doesn't.
Many Bakersfield homeowners bought their current house for a season of life — raising kids, hosting holidays, needing space for activities. When that season shifts, the home often stays the same size while the life in it gets smaller. That's not a loss; it's just a mismatch worth addressing.
What to do: Think about what you actually want the next chapter to look like — closer to family, less upkeep, more travel flexibility — and let that guide the search, rather than replicating the same house at a smaller scale.
This is the one I'd take most seriously. If downsizing is a thought that shows up once and disappears, that's different from a thought that keeps returning over months or years. Recurring thoughts are usually worth exploring, even if you're not ready to act yet.
What to do: You don't have to decide to sell in order to get informed. A no-pressure conversation about your home's value, today's Bakersfield market, and what a realistic timeline looks like can turn a vague idea into a clear picture — with zero obligation to move forward.
The goal isn't a smaller life — it's a home that matches the one you're actually living now. Less unused space, less deferred maintenance, more room in your schedule and your budget for what matters most to you.
If any of these signs sound familiar, I'd be glad to talk through what downsizing could look like for you specifically — no pressure, just an honest conversation about your options.
