How to Sell and Buy a Home at the Same Time in Bakersfield

Can you sell and buy a house at the same time in Bakersfield?

Yes. Most Bakersfield homeowners do it by lining up the closing dates, using a sale contingency, negotiating a rent-back, or bridging the gap with temporary financing. The right choice depends on your equity, your lender, and how competitive the homes in your price range are right now.

This is one of the most common questions I hear from homeowners, especially those downsizing from a larger family home. They worry about two things: owning two homes at once, or selling and having nowhere to go.

Why timing matters more in today’s Bakersfield market

Bakersfield is more balanced than it was a few years ago. The local Crabtree report, which tracks Bakersfield sales, showed the median existing-home price at about $395,000 in December 2025. It also showed that more than half of November 2025 sales included seller concessions. Those figures are a snapshot, and market data changes, so we’ll pull current numbers when we plan your move.

For you, that means buyers have more room to negotiate. It also means a well-prepared seller has leverage, and a seller who is rushed does not.

Option 1: Sell first, then buy

This is the lowest-risk path financially. You know your net proceeds before you make an offer, and your lender can see the cash in hand. The tradeoff is the gap. You may need temporary housing, storage, or a longer escrow on your sale.

Option 2: Buy first, then sell

If you have the equity or cash to carry two payments for a while, you can buy without a sale contingency and move on your own schedule. This also lets you stage and sell your current home while it’s empty. Lenders will count both payments when you qualify, so talk to your loan officer before you start shopping.

Option 3: Use a home sale contingency

A contingency makes your purchase conditional on selling your current home. It protects you, but sellers often view it as a weaker offer. In a market with plenty of inventory, it can work. In a hot pocket of town or a low-priced, in-demand home, it can cost you the house.

Option 4: Negotiate a rent-back

A rent-back lets you stay in your home after closing for an agreed number of days, paying the buyer a daily rate. It’s one of the most useful tools for downsizers because it gives you time to pack, sort, and move without a deadline. Many buyers will agree to it, especially when it helps your offer in other ways.

Option 5: Bridge the gap with temporary financing

Some homeowners use a home equity line of credit (HELOC) or a bridge loan to fund the down payment on the next home before the first one sells. These carry costs and requirements, and a HELOC generally must be in place before you list. Ask a lender early, not after you’ve found the house.

Questions to settle before you list

  • What will my home likely net after commissions, costs, and any loan payoff?
  • Can I qualify to buy while I still own my current home?
  • Do I want a longer or shorter escrow on the sale?
  • Where will my belongings go if the closings don’t line up?
  • If I’m 55 or older, how might California’s Proposition 19 affect my property taxes on the next home? A CPA or tax professional can answer this one.

Local factors in Bakersfield to plan around

  • Seasonality. Summer heat and winter tule fog can slow showings and move-ins. Plan your moving date and your listing photos around them.
  • Neighborhood differences. Southwest Bakersfield, Seven Oaks, Rosedale, and the Northwest each move at a different pace. Your timeline should reflect where you’re selling and where you’re buying.
  • Escrow and title. Kern County escrow timelines can vary, so we build your plan around real dates, not guesses.
  • Move-in readiness. If you’re buying new construction, completion dates can slip, so we plan a backup place to stay.

Frequently Asked Questions

Should I sell my house first or buy first in Bakersfield?
Selling first is safer financially. Buying first gives you more control over your move. Which is right depends on your equity, your income, and how quickly homes in your target price range are selling.

Can I make an offer on a home before mine is sold?
Yes. You can make an offer with a home sale contingency, or without one if you can qualify and afford both homes for a while.

What is a rent-back, and does it work in Bakersfield?
A rent-back allows you to stay in your home for an agreed period after closing, paying the new owner a daily rate. It’s a common negotiating tool in California, and buyers often accept it.

How long does it take to sell a house in Bakersfield?
It varies by price, condition, and neighborhood. We review current local days-on-market data when we plan your timeline.

Do I have to pay two mortgages at once?
Not necessarily. Coordinated closings, a rent-back, or selling first can all prevent overlap. If you do overlap, a lender can tell you how it affects your qualification.

Will moving to a smaller home affect my property taxes in California?
It can. California homeowners 55 or older may qualify to transfer their property tax base under Proposition 19. Rules and limits apply, so confirm the details with a tax professional.
