An accessory dwelling unit, or ADU, offers a different kind of downsize. Instead of leaving the property, you build a smaller, more manageable living space right on it — and let the rest of the lot work for you.

What Is an ADU, Exactly?

An ADU is a self-contained living unit on the same lot as your main home. It can be a detached structure in the backyard, a converted garage, or an addition connected to the existing house. Most include a bedroom, bathroom, kitchen, and living area — everything needed to live independently.

For homeowners exploring downsizing, an ADU flips the usual script. Rather than downsizing into a different property, you downsize into a smaller unit on your own property, while the main house takes on a new role.

Three Common Reasons Bakersfield Homeowners Consider an ADU

Downsizing in place. Many homeowners love their neighborhood, their yard, their proximity to friends and familiar routines — they just no longer need (or want to maintain) a large house. Turning the main house into income. Some homeowners move into the ADU and rent out the main house, creating a steady stream of rental income. Others do the reverse — renting the ADU and staying in the main house. Either way, the property starts working harder financially, which can meaningfully offset property taxes, maintenance, or the cost of care down the road.

What to Weigh Before Building

An ADU isn't a quick or free project, and it's worth going in with clear eyes.

Cost. Depending on size, finishes, and whether you're building new or converting existing space, ADUs can range widely in price. It's worth getting a few contractor estimates before committing to a design.

Permitting and zoning. Bakersfield and Kern County have specific rules around ADU size, setbacks, parking, and utility connections. A local contractor or designer familiar with current requirements can help you avoid costly surprises.

Timeline. Between design, permitting, and construction, most ADU projects take several months to a year or more. This is a longer-term plan, not an overnight fix.
