Is It a Good Time to Buy or Sell a Home in Bakersfield, California?

It's probably one of the most common questions I hear.

"Cyndi... is now a good time to buy, or should I wait?"

Or...

"Should I put my house on the market now, or wait until next year?"

My answer is probably not what people expect.

It depends on your timing more than it depends on the market.

I've seen people wait for the "perfect" market, only to realize later that life had already made the decision for them. A new grandbaby arrives. Retirement begins. The house suddenly feels too big. The yard becomes more work than it's worth.

Those life changes don't always happen on the market's schedule.

If you're buying, today's market may actually give you more room to negotiate than you would have had in a fast-moving market. Sellers may be more willing to discuss repairs, closing costs, or pricing when homes take a little longer to sell.

If you're selling, pricing your home correctly from the beginning is one of the biggest factors in attracting serious buyers. A home that's priced well and presented well often creates more interest than one that's simply priced high and waits for the market to catch up.

One thing I always tell my clients is this:

Don't make a decision based only on headlines.

National news talks about the housing market as if every city is the same. Bakersfield has its own neighborhoods, its own buyers, and its own trends. What's happening across the country may not reflect what's happening right here.

That's why every conversation starts with your goals.

The best time to move isn't always when someone on TV says it's a good market.

Sometimes it's when your next chapter is ready to begin.
