5 Home-Buying Mistakes That Can Cost You Money — And How to Avoid Them

Buying a home should be exciting. You’re picturing furniture, backyard BBQs, where the Christmas tree is going…and possibly mentally renovating a kitchen you don’t even own yet. 😂

But before we get to the fun stuff, there are a few things that can get expensive if you overlook them.

The good news? Most of these mistakes are completely avoidable when you know what to look for and have the right agent guiding you.

Here are five things I want every buyer to have on their radar.

1. Skipping the Home Inspection 🔍

I know. You walked in, loved the house, and you're already mentally moving in.

But pretty countertops don't tell us what the roof, plumbing, electrical or HVAC are doing.

A home inspection gives you a better understanding of what you're actually buying. It doesn't mean every little issue is a dealbreaker—it simply gives you information so you can make a confident decision.

Cute house? Great. Let's just make sure it's cute behind the walls, too. 😂

2. Forgetting About the “Other” Expenses 💰

There's the mortgage payment…and then there are all the other little numbers that like to join the party.

Property taxes, homeowners insurance, utilities, HOA dues, maintenance and future repairs can all factor into what a home actually costs you each month.

That's why I don't want my buyers focused only on “What can I qualify for?”

I want you thinking, “What payment lets me own my home AND still enjoy my life?”

Because being house-rich and fun-poor isn't the goal.

3. Falling in Love With the House and Forgetting the Neighborhood 📍

The house is only part of what you're buying.

Drive the neighborhood. Check out the commute. Look at what's nearby. Think about where you grocery shop, where you spend your weekends and what your normal Tuesday afternoon looks like.

You can change flooring.

You can paint cabinets.

You cannot move the house three neighborhoods over.

The right location should work for your real life—not just look good in listing photos.

4. Treating the Contract Like the Terms & Conditions on Your iPhone 📄😂

You know how we all click “I Agree” without reading a single word?

Yeah…let's not do that with a real estate contract.

Your purchase agreement includes important dates, contingencies, responsibilities and terms that can affect your transaction.

You don't need to become a real estate attorney overnight. That's what your professional team is there for. But you should understand what you're signing and feel comfortable asking questions.

5. Trying to Figure Everything Out Alone 🏡

Finding houses online is the easy part.

The real work happens when it's time to determine value, write an offer, negotiate terms, review disclosures, navigate inspections, manage deadlines, deal with an appraisal and get everything across the finish line.

That's where having the right people around you matters.

You don't need to know everything about buying a house. You just need people in your corner who do.

Buying a Home Doesn't Have to Feel Complicated

There are a LOT of moving pieces in a real estate transaction, but that's exactly why you shouldn't have to carry all of them yourself.

Ask questions. Take your time. Understand your numbers. Pay attention to the details.

And most importantly—enjoy the process! You're buying a HOME. This is supposed to be exciting. 🏡❤️
